So, according to property registration data from the Maharashtra Department of Registration & Stamps, the Shehenshah of Bollywood purchased both the apartments in the Oberoi Exquisite complex, with a joint area of 3,640 sq. ft., along with 4 parking spaces for ₹8.12 crore.
After 13 years, the actor reportedly sold both of these properties for ₹6 crore each, which earned him a total of ₹12 crore. The first flat was purchased by Asha Ishwar Shukla. And the second flat was purchased by Mamta Surajdev Shukla. Both properties were sold at a similar stamp duty of ₹30 lakh, along with a registration fee of ₹30,000.
Now, this deal secured a 47% ROI on his investment over the course of 13 long years.
That’s a great number on paper! But from a financial perspective, this deal translates to a CAGR of about 3%, which is too modest a deal when it comes to Amitabh Bachchan’s Mumbai property sale.
CA Nitin Kaushik, a popular financial educator, states that equities could have delivered a better deal than this to the actor! How so?
Well, according to him, if Mr. Bachchan had invested the same amount- ₹8 crore- in the stock market, the ROI would have been much higher! Mr. Kaushik also added that if this 8 crore was distributed systematically, with 50% in large-cap funds, 30% in mid-cap funds, and 20% in small-cap funds, the amount could have grown to approximately ₹27.6 crore over a period of 13 years!
So, that’s a ₹15 crore opportunity cost that the actor could have secured as profits if he had prioritized investing in equities rather than real estate!
